Our building partner in the Villebois community, Legend Homes, looks forward to the spring as they plan to emerge from Bankruptcy. It looks like their new philosophy of building more efficient, green homes will fit in nicely in Villebois.

Villebois Nominated for National Association of Home Builders’ Community of the Year

Costa Pacific Homes recently announced that its latest development, the Villebois neighborhood in Wilsonville, Oregon, is a finalist for the National Association of Home Builders’ (NAHB) most prestigious builder award: the Community of the Year Award.

This nomination is nothing new for the award-winning master planner and developer. In 1999, Costa Pacific received the prestigious Community of the Year Award for another development it designed: Orenco Station in Hillsboro, Oregon.

Villebois offers area homebuyers a broad assortment of home styles and amenities from which to choose. New Recycling Program Introduced in Wilsonville and Villebois Community

Allied Waste of Wilsonville is starting a new recycling program in the Villebois community in Wilsonville, Oregon. Allied Waste will be delivering 32-gallon roll carts the week of November 16, 2009, dropping-off the carts at the end of your driveway. Collection of recycling materials will start the following week.

What should I do with the two bins I use now for recycling? You will need to keep one bin to recycle glass. Allied Waste will pick-up the other bin on the day recycling material is collected, or you can keep the bin to store items you may use once in a while. If you want Allied Waste to pick-up the bin, please set it at the curb, empty of waste, next to the new roll cart.Instructions for what can and cannot go into the new roll cart will be attached to your new roll cart.

Our community now keeps between 55-60 percent of its waste out of the landfill. The new roll carts will enable you to keep even more waste out of the landfill.If you want a larger, 60-gallon roll cart, call Allied Waste in December at 503.682.0336. The company will exchange your cart at no charge.

Wilsonville City Council Approves New Recycling Program, Fits Well with Villebois Neighborhood’s Commitment to Sustainability

NEW CARTS: Allied Waste will begin its co-mingled recycling program in Wilsonville later this fall.

The Wilsonville Spokesman, a community newspaper serving residents living in the award-winning Villebois neighborhood, recently covered the Wilsonville City Council’s approval of a new co-mingled roll cart recycling program in the small community just south of Portland, Oregon. Until now, Wilsonville was the only city in the metropolitan area not using co-mingled recycling carts.

Allied Waste anticipates delivering carts to Wilsonville residents in November with pickup starting the first week in December. For this new service, garbage customers will see only an additional $2.50 per month – $5 per bill – pay for the carts and equipment necessary to get the program started.

This new recycling program fits in well with the Villebois neighborhood’s commitment to sustainable living. From the building materials and the natural amenities on-site to the community designs and transportation options, Costa Pacific Communities – the community’s developer – creates unique places like Villebois that people love to live.

In developing the Villebois community, Costa Pacific launched a rainwater management plan funded in part by the Environmental Protection Agency (EPA) that filters and redistributes rainwater back into the ground, reducing the amount of pollutants released into the area’s streams and rivers.

With eco-friendly building techniques—including redeveloping existing building sites, and recycling up to 90 percent of the buildings that were demolished during the construction process—Costa Pacific lowered its impact on the natural environment. The company was also careful to preserve existing trees and open green space as well as incorporate native plants into the landscaping within the Villebois community, further validating its emphasis on environmental-consciousness.

Additionally, while working through the process of ensuring its homes meet Earth Advantage sustainability guidelines, Costa Pacific learned to build a higher quality home that maximizes energy efficiency and in turn minimizes the company’s impact on the environment. All 2,600 homes that will be built within the Villebois community will meet Earth Advantage standards.

As a transit-oriented development, Costa Pacific’s Villebois community gives residents the opportunity to commute from home via Trimet’s new West Side Express Service serving the Portland metropolitan area’s west side. This too allows Villebois residents to reduce their carbon footprint by spending less time on the road.

Award-Winning Master Planner and Developer Costa Pacific Communities Welcomes New Chief Financial Officer

Costa Pacific Communities today announced the recent hire of Simon Acheson as the award-winning development company’s chief financial officer (CFO).

With 20 years of experience in real estate finance and development, Acheson most recently worked as the CFO with CXA Group, a start-up developer and operator of independent senior living facilities across the country. Acheson brings an extensive résumé and diverse portfolio of accomplishments and experience to Costa Pacific Communities. He originally began his career at Mellon Bank in Pittsburgh and New York, followed by a career as Vice President and head of Private Investment Analysis at a regional money management firm in Portland, Ore.

Additionally, Acheson was CFO of a real estate development and operating firm in Montana and Senior Vice President of Morley Capital Management, a national money management firm based in Oregon. He also has experience as Director of Capital Markets at Pacific Security Capital where he raised debt and equity funds for a wide variety of national real estate projects.

Acheson received a Bachelor of Arts degree in Economics from the University of Virginia where he was an Echols Scholar. He also received a Masters of Business Administration degree in Finance with distinction from the Thunderbird School of Global Management.

Who is Rudy Kadlub?

Rudy Kadlub, CEO of Costa Pacific Communities in Portland, Ore.

At the helm of award-winning master planning and development company Costa Pacific Communities is Chief Executive Officer Rudy Kadlub. Rudy has been recognized nationally for his ability to create trend-setting communities and homes of enduring value. Led by Rudy, Costa Pacific has earned more design and marketing awards than any other developer/homebuilder in the Pacific Northwest through its development of such projects as Orenco Station in Hillsboro, Oregon and Villebois in Wilsonville, Oregon. Additionally, Rudy holds the Son Light Power Lifetime Natural National record holder in bench press, deadlift and total lift as well as a Amateur American Powerlifting Federation (AAPF) national record holder in squat (551 pounds), bench press (385 pounds), deadlift (534 pounds) and total lift of 1,470 pounds.

The list goes on. Rudy is also the SSA National record holder in bench press (395 pounds) and deadlift (535 pounds). He is the current World Association of Bench Pressers and Deadlifters (WABDL) World Champion Deadlifter and bench press runner-up as well as a member of the Iron Horsemen Gym Powerlifting Team of elite lifters.

Rudy is currently training to record a 1,620 pound total for the highest drug-free total in the history of his division (age 60-64 at 198 pounds).

Villebois Used as Model of Sustainability During Training Session on Smart Growth

In conjunction with several other organizations emphasizing sustainability, the Oregon Department of Forestry will host a field trip to the Villebois neighborhood in Wilsonville, Oregon, during a training session on local improvement district (LID)/green infrastructure and smart growth the first week in May. During the training session, dubbed “Linking Landscapes and Communities: A Green Infrastructure Approach“, the Villebois community will be toured as a model in sustainable development, particularly for its rainwater management program and tree preservation efforts.

The week-long advanced training course is designed for people engaged in development, planning, infrastructure, or natural resource management issues in Oregon, Washington and Alaska communities.
