Tree Preservation

June 13th, 2008 Costa Pacific Posted in Green Building, Village Center No Comments »

As we all know trees are an critical part of the ecosystem, but they also also provide comfort to human beings. Trees add perspetive to the environment and shade for people.

When we found this wonderful parcel of land in Wilsonville, there was a huge hospital building surrounded by acres of rolling fields. Scattered throughout the property were wonderful, tall trees. In transforming this land into a community, many of these trees had to be sacrificed, but we wanted to keep as many as possible.

Large trees simply cannot be transplanted, so we worked closely with land planners and arborists to keep the healthiest trees and integrate them into our new community. Below you’ll find some photos of the lengths we went to retain trees during the demolition of the hospital building as how some of the retained trees were incorporated into the built environiment.

We had some AMAZING crews working out there. Look how close the demolition is to these trees!

Now check out some trees along the edge of the future Piazza Villebois …

And finally see how the trees integrate into a finished built environment. Can you believe we planned the streets around the trees?

Villebois Village Center Information Center Coming Soon!

Villebois Village Center Information Center Coming Soon

We are getting closer and closer every day to establishing a permanent presence in the Villebois Village Center. Just yesterday we submitted the final requirements needed by the City of Wilsonville to place the Villebois Village Center Information Center. It will be adjacent to the central piazza and across the street from Miraval at Villebois’ leasing office and recreation center.

We estimate that we will be on site and have all of the information that you would need to make sure that the Villebois Village Center is in fact the place that you would want to call home by the end of July 2008.

We are also in the process of finalizing all of our standard features and additional options and upgrades that will be available for both the Seville Rowhomes and Carvahlo Condominiums. Shortly thereafter we will finalize the pricing for each of the homes.

Once these tasks have been completed and we have received all of the necessary approvals from the City of Wilsonville we will be ready to offer our first housing release to the public.

We currently have over 600 potential buyers that have expressed interest in homeownership in the Village Center. In the next month I will begin to offer potential buyers the opportunity to be placed on a priority waiting list for our first release as well as all future releases.

If you have interest in being placed on our priority release list please e-mail me at Blog@CostaPacific.com .

Villebois Village Center Update

June 4th, 2008 Andy Green Posted in Village Center 2 Comments »

Lately I have been receiving quite a few inquiries regarding the status of the Village Center. Specifically, “What types of shops will be going in the Piazza (Plaza)?”, “When will the shops be opening?”, “Is there going to be a farmers market in Villebois this year?’

Villebois Village Center

I wish that I had a good answer to all three of these questions. I will give you an honest assessment as to where we are at today and the direction that we are heading in. Let’s begin by answering the three questions.

1) What types of shops will be going in the Piazza (Plaza)?

Costa Pacific Communities is currently in discussion with several possible tenants and/or owners for sites both in and around the central piazza in the village center. Both Costa Pacific Communities and the potential tenants are very excited about the possibility of being a part of a community like Villebois. We feel that they would add a tremendous value to the community and its residents

Unfortunately I am not able to name names but stay posted. As soon as I am able to make the announcement I will.

2) When will the shops be opening?

● If discussions progress with these candidates we should begin drawing the exterior designs and floor plans for these buildings in the next 30-60 days. If this is the case and we progress on this schedule we could potentially have the designs drawn in the next 120 or so days. From here it would take roughly 9 months to work through The City of Wilsonville to secure the entitlements needed to move forward. Once the necessary entitlements are in place it will take approximately 12 months to construct a building of this size.

Add it all up and we are looking at having finished buildings in approximately 2 years.

3) Is there going to be a farmers market in Villebois this year?

● Costa Pacific and the other builders in Villebois have commissioned a feasibility study for a late season farmers market in Villebois just off of Barber and SW. Villebois Dr.. The results came back very favorable and we will be meeting in the next week or so to determine if we feel that it is too late to coordinate a large project like this in such a short time frame.

If anyone is interested in volunteering for the farmers market we would definitely be able to use the help. To make this a successful venture it will take a great deal of community support.

I hope that you have found this to be useful information and don’t hesitate to contact me at Blog@CostaPacific.com if you have any additional questions.

Village Center

May 23rd, 2008 Costa Pacific Posted in Village Center 1 Comment »

At the convergence of the three neighborhoods that make up Villebois, the Village Center is the heart of the community.

Villebois Village Center Piazza

Inspired by plazas found in European towns, the village center is a beautiful park surrounded by retail establishments and condominiums. We have made every effort to make the area as welcoming and pedestrian friendly as possible. Connected to all of Villebois by the community’s extensive trail system, the Village Center is a curbless environment, with road, sidewalk, and park sections differentiated by landscaping and special permeable pavers for rainwater management.

Shaded by trees retained during the construction process, residents will be able to meet friends for meal, play bocce-ball or just relax on the park benches. The Village Center is already leasing space, with a dentist and a local health care provider looking to establish a presence in our community. Other retail offerings will likely include local restaurants, a coffee shop, a grocer, a weekend Farmer’s Market and other neighborhood services.

Of course, public transportation is available to take people to and from the Village Center, connecting with Downtown Wilsonville as well as the region through Trimet’s WES Commuter Rail.
